Introduction

Our vision is to create a landscape-led development, which benefits from good transport access and easy access to the surrounding countryside. New play spaces, footpaths and local facilities will compliment a range of modern new homes, with a mix of accommodation to suit all demographic sectors.

Why Ordsall...

Bassetlaw District Council is currently producing the Local Plan for the area to set out the Council’s development strategy until 2037 and will seek to deliver 10,013 homes in the district before 2037; some 589 dwellings per annum.

Retford is one of the three main settlements within Bassetlaw and is vital to the delivery of that growth. Key benefits that make Retford and Ordsall suitable for growth, include:

Neighbourhood

Retford is identified as a ‘Main Town’ in the Local Development Plan, November 2020.

The Site is located neighbouring the Ordsall area of Retford, and benefits from excellent access to the A1 to the south without the need to cross the town. Recently completed improvement works to the A1 junction at Elkesley, including the installation of slip roads and a new bridge, mean that this route now has greater capacity to safely accommodate additional use.

SUSTAINABLE TRANSPORT

The existing No. 47 bus service operates a circular route from Retford bus station where it then understakes a northern loop towards Galways Crescent, serving areas to the North of Retford.

Retford Railway Station is accessible, located approximately 2km to the north of the centre of the Site. The Railway Station is also accessible by public transport via Retford Bus Station. Rail services depart regularly from Retford to London Kings Cross, Lincoln, Hull, and Doncaster. Retford is on the East Coast main line with a very good rail connections.

The scale of the proposed development provides an opportunity to improve existing public transport links within the area to the benefit of existing and new residents. Bus service frequency can be increased and new routes into the Site can be created if considered desirable by the bus operating companies.

LANDSCAPE AND ECOLOGICAL ENHANCEMENTS

The Site’s development provides the potential to deliver landscape and ecological enhancements, including the extension of existing woodland to the north.

FUTURE PROSPERITY

The proposed development of the Site provides the opportunity to benefit the future prosperity of Ordsall and Retford, which exceeds the benefits that could be delivered through a stand-alone combined garden village at the former Bevercotes Colliery and at Gamston Airfield (some 5km from Retford Town Centre).
